The outline planning application, for land to the rear of 1 to 3 Cornfield Close, includes six terraced cottages and two semi-detached bungalows for Vision Homes Ltd.
Councillor Ralph Taylor said, "I was a bit disappointed by the quality of this a
pplication and I found it a bit difficult to find out what was intended.
"I have some reservations about this.
"We're getting eight houses put into a fairly small site — they are shoehorned into this site."
Other councillors were also concerned at the potential loss of a flint wall if the development goes ahead. Councillor Rosemary Collict said, "I have concerns about the loss of part of the flint wall.
"I think 12 to 13 metres would need to be demolished. These walls are not something I would wish to see just vanish."
But Councillor Eddie Collict said the town centre site invited a high density development. "The principle as it is I think is quite sound.
"I would be quite happy to see a development go there.
"This is an ideal site where people don't have to have cars, because it's a good location for public transport."
The committee recommended refusal of the plans on the grounds of overdevelopment, being out of character, the loss of a flint wall and access problems.
The proposal will be heard by Lewes District Council who will make a final decision.
